Renovating vs. Expanding Existing Buildings – Advice Needed

I’m exploring options for either renovating or expanding an existing building for my small business. The structure is in decent shape, but I’m unsure whether a renovation to modernize it would be more cost-effective than adding an extension to increase usable space. 

I’ve been reading a lot about renovating or expanding an existing buildings and the various challenges it can involve, from zoning regulations to structural limitations. Has anyone undertaken a similar project? What factors helped you decide between updating the existing space versus expanding it?
